Rates Our rates are $350.00 per night
with a 2-night minimum stay. We require a 1-night deposit
($350.00) which is applied to the total rental at check-in.
There is a 9.5% state and local lodging tax applied as well.
Rental Rules and Regulations
- CHECK-IN TIME is after 2:00
p.m. CST and CHECK OUT TIME is 10:00 a.m. CST. No early
check-ins.
- Birchmont House is a NON-SMOKING facility.
- PETS are not permitted in the house under any conditions.
- We will not rent to vacationing students or singles under 25
years of age unless accompanied by an adult guardian or parent.
- RESERVATION DEPOSIT - A reservation deposit of $350 is
required. This must be received within seven (7) days of booking
the reservation. The deposit is applied toward the total rent
due upon arrival.
- PAYMENT - The balance of the rental is due upon arrival at Birchmont House.
- CANCELLATIONS - A sixty (60) day notice is required for
cancellation. Cancellations that are made more than sixty (60
days prior to the arrival date will incur no penalty.
Cancellations or changes that result in a shortened stay that
are made within 60 days of the arrival date, forfeit the full
advance payment. Cancellation or early departure does not
warrant any refund of rent or deposit.
- MAXIMUM OCCUPANCY - The maximum number of guests is limited
to 20.
- THIS PROPERTY REQUIRES A
TWO-NIGHT (2-night) MINIMUM STAY from September through May
and a THREE-NIGHT (3-night) MINIMUM STAY from JUNE through
AUGUST. If a rental is taken for less than
the required minimum stay, the
guest will be charged the applicable minimum rate.
- NO DAILY MAID SERVICE - While linens and bath towels are
included in the house, daily maid service is not included in the
rental rate, however it is available at an additional rate. We
suggest you bring your own beach towels. We do not permit towels
or linens to be taken from the house.
- RATE CHANGES - Rates are subject to change without notice.
- FALSE RESERVATIONS - Any reservation obtained under false
pretense will be subject to forfeiture of advance payment,
deposit and/or rental money, and the party will not be permitted
to check in.
- NEIGHBORHOOD - This house is located in a residential
neighborhood. We request that you keep the noise level
reasonable when outside the house so that the neighbors are not
disturbed.
- POOL AND HOT TUB - When using the pool and the hot tub,
remember there are certain health risks associated. We will not
be held responsible for accident or injuries incurred with the
use of the pool or hot tub. Please do not sit or stand on the
hot tub cover. It will break and you will be charged a
replacement charge. When not using the pool or hot tub, please
leave the covers on so they will stay warm.
- WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned
policies must be approved in writing in advance.
- DEPARTURE CHECKLIST:
- All debris, rubbish and discards should be placed in the
dumpsters provided outside.
- All dishes should be clean and placed back in the cupboards
with the exception of the last load which should be washing in
the dishwasher.
- All sheets, towels, pillowcases should be in the laundry
room. Please wash at least one load of sheets and have them in the dryer
and start the second load. Do not bring pillow shams,
comforters, blankets, or mattress pads to the laundry room
unless they are obviously soiled and need washing.
